
The Supreme Court recently ruled that just registering a property in your name does not make you the legal owner. To establish true ownership, you need several documents in addition to registration, such as: A written registered Will (unregistered wills have weaker legal standing). 2 A written NOC / no-claims certificate from siblings or family members (in case of inheritance). 3 A Sale Deed (GPA or Agreement to Sell alone won’t be valid). 4 Certified bank statements proving payment for the property. 5 Physical possession of the property. 6 NOCs from society/developer, tax & utility departments, and banks (if loans were taken). Mother Deed / chain of previous sale deeds proving clear title. 8 Other documents like ID proof of seller, Building Plan approval, Khata Certificate, etc. This ruling will have a big impact on buyers and inheritors of property.
